• A survey that was recently concluded by the United State Green Building Council in the US reflected that employees who work in leed certified buildings are not just healthier but happier and productive too as compared to conventional and non-LEED certified buildings. Through this survey, it was also recognized that several office goers would prefer working with companies that stick to values and take important steps towards sustainability and green growth leading to a better and sustainable future for all. As a LEED Green Associate exam service provider, we also believe that LEED-certified buildings have better feel as compared to others when you enter the building.

    In cases where people are looking for jobs or want to switch then, their decisions are impacted also by whether the company is sustainability-focused or not, what kind of workspace or building it is housed in and would prefer to work in a LEED certified building. It was also found that more than ninety percent of employees who were working in a building that is LEED certified were content or happy with their job. Approximately eighty percent mentioned that they would like to work in a LEED certified building over a conventional/non-LEED certified building. This means that the demand for LEED buildings is going to increase and lots of people shall be taking up the LEED Green Associate Exam to learn the LEED strategies. 

    LEED certified buildings are also linked to enhanced productivity, better health, and wellbeing of the occupants. The survey also reflected that better indoor air quality directly contributes to how people feel inside a building, cleaner and better air would lead to happiness of occupants. Professionals who have successfully passed LEED green associate exam do understand the effect of green buildings on the environment and people at large.

    A high percentage of employees also mentioned that having access to better views of the outdoor and enhanced daylight adds to positivity inside the buildings. Almost everyone believed that enhanced air quality shall directly affect their health and well being. Quality views are also one of the important green building strategies and questions are always formulated from these strategies in the LEED Green Associate exam.

    The survey was conducted by an organization called Porter Novelli, it was done on behalf of the United State Green Building Council. More than one thousand employees were consulted during the interview process. Most of these were either full time or part time employees few of them were also self-employed.     MAF T2:

    It is an office building that houses some of the major corporate offices of MAF Properties. GE3S and its LEED GA was appointed as consultant for this project. It covers a total area of 12000 square meters and stands 10 stories high which comprises of main reception, the exhibition area, numerous training facilities and a retail coffee outlet, the data center, an open office spaces and several luxurious meeting and conference rooms. The Tower is owned by MAF Group and is located at 8 th Street, Deira, Near Deira City Centre - Dubai - United Arab Emirates. The MAF tower 2 building got certified in 2014 under LEED Gold Certification by using LEED v2009 for Existing Building Operations and Maintenance. The LEED certification expires after 5 years and the building has to undergo LEED recertification. GE3S was appointed as LEED GA consultant in 2017 and we were involved in the process of LEED Recertification.

    LULU Regional Building:

    Lulu Regional Office Building is an office building located in Al Qusais, Emirate of Dubai, United Arab Emirates. The building was commissioned in 2017. The Gross Floor Area (GFA) of the building is approximately 200,000 Square Feet. LuLu Group head office was constructed in 2016, it is an office building that consists mainly of 1 basement for Parking Area, Ground + 2 floors that have key spaces including personal offices, conference rooms, server room, pantry and other blocks such as prayer area and utility area. The Lulu Group wanted its Regional office Building to be LEED Certified by using LEED v4 for Existing Building Operations and Maintenance. GE3S was appointed as LEED GA consultant in 2017 and we were involved in the process of LEED certification.

     AL Hafeet Building:

    Al Hafeet Building is an office building located in Habshan, in the southwestern part of the Emirate of Abu Dhabi, United Arab Emirates. It is approximately 160 km away from Abu Dhabi City. This office building is occupied by Process Team. The building was commissioned in 2013. The Gross Floor Area (GFA) of the building is approximately 2500 m². The key space types in the building include personal offices, conference room, server room, pantry and other blocks like main lobby, playing area, utility area and car parking. GE3S and its LEED GA were apponted to conduct LEED feasibility of this building.

    Similar to above GE3S has certified several buildings thruogh its LEED GA professionals who have years of expertise.

The Tower is owned by the Group and is located at 8th Street, Deira, Near Deira City Centre - Dubai - United Arab Emirates. Few of the facility team members have successfully completed the LEED Green Associate Exam.

    The MAFT2   building was certified in 2014 under LEED Gold Certification by using LEED v2009 for Existing Building Operations and Maintenance. The LEED certification expires after 5 years and the building has to undergo LEED recertification. GE3S was appointed as LEED consultant in 2017 and we were involved in the process of LEED Recertification. We have a team of consultants that have passed LEED green associate exam.

    GE3S conducted energy audit as part of LEED certification to comply with requirements of Energy & Atmosphere credits such as Pre-requisite 1: Energy Efficient Best Management Practices & EAc2.1: Existing Building Commissioning - Investigation and Analysis. This audit is a contractual commitment to provide an ASHRAE Level 2 energy audit making use of all collected data for recommending Energy Conservation Measures (ECMs) and providing accurate savings calculations. ASHRAE Level 2 energy audit includes detailed building survey, Breakdown of energy users, Identification and quantification from energy savings measures with savings, proposed changes to operation and maintenance procedures. This audit was lead by our team member who has completed LEED Green Associate Exam successfully. 

    GE3S advised  MAFT2  facility team building during LEED recertification by advising them to use roofing materials with a solar reflectance index (SRI) equal to or greater than 78, procurement of materials which complies with the requirement. GE3S also ensured solid waste management practices were implemented such as collection, sorting, diversion, and disposal of ongoing consumables, durable goods, recycling of all mercury-containing lamps and building materials. GE3S also checked whether the outdoor air ventilation rate is maintained as required by ASHRAE Standard 62.1–2007 ventilation rate procedure and also checked the filters used complies minimum efficiency reporting value (MERV) of 13. These strategies were suggested and implemented by our team members who have passed the leed green associate exam.

    The  MAFT2  achieved LEED Platinum Certification by using LEED v2009 for Existing Building Operations and Maintenance, which is better than the previous LEED Gold certification in 2014 with the 67 points and now it has achieved LEED platinum certification with 83 Points. We also got innovation in operations points for  MAFT2    by conducting Educational Program: “Know your  MAFT2   ”, Guided Tour. GE3S's and the clients team with leed green associate exam qualified professionals worked tirelessly to make this happen.
